PLEASE NOTE: all applicable fees also apply to any guests visiting you or your space. You will be responsible to pay them and your guest may be trespassed off of the property.

Rent Fees (must be included in current or next month's rent check / money order.)
Late Fee: $30
Past Due Fee (61 days and over) $5 per day until the balance owed is zero
Returned Check Fee: $30

Pet Fees (must be paid within 10 days of incident, in cash.)
Excessive Noise: $25 per incident, per animal
Aggressive Behavior: $50 per incident, per animal
Dog loose Fee: $25 per incident, per animal
Untagged animals may be caught and taken to the animal shelter at any time with no warning.
ANY animal that bites or attacks a resident or their guests will need to be permanently removed from the park with no exceptions. Residents will have 24 hours to comply or eviction proceedings will begin.

Livestock/Prohibited Animals (must be paid within 10 days of incident, in cash.) ALL prohibited Animals MUST be removed from the park by September 1st, 2025. Any prohibited animals that are still on the premises will incur a $50 fine PER week PER animal until the animal is removed. If the animal(s) are still on the property after 4 weeks, eviction proceedings will begin.

Parking Fees (must be paid within 10 days of incident, in cash.)
Invalid, Expired or Missing Parking Pass: $10 per incident

Smoking/Vaping Fees (must be paid within 10 days of incident, in cash.)
Smoking/Vaping in any unauthorized areas: $25 per indident

Maintenance Fees (must be paid within 10 days of incident, in cash.)
Water Meter covered or inaccessible: $25 per incident
Yard/area clean up: $50 per hour or portion thereof, with a minimum charge of 1 hour.

Trash Fees (must be paid within 10 days of incident, in cash.)
Disposing of any unauthorized items in or around dumpsters: $25 per item
Overfilling dumpsters: $50 per item/bag

Property Damage Fees (must be paid within 10 days of incident, in cash.)
Cutting or otherwise damaging perimeter fence: $150 per person, per incident
Walking through existing holes in fence: $50 per person, per incident
Any other damage to park property: $25 and up, depending on the type and severity of damage.
Please note: Maliciously damaging park property is reason for immediate eviction proceedings.
